What to check before paying a PG deposit in Bangalore

By Vansh K.,

The deposit is usually the largest payment you make when you move into a PG, and it is the one people most often struggle to get back. Most of the trouble can be avoided by asking a few plain questions before any money changes hands. This is the list worth working through before you pay.

Visit the PG first, and see the actual room

Never pay a deposit on the basis of photos alone. Go to the PG, ask to see the exact room or bed you will be given, and not a sample room on another floor. Check the bathroom, the water supply, the kitchen or dining area and the corridor. Look at the mattress, the cupboard, the fan and the windows. If something is broken or dirty now, it will not fix itself after you pay.

Visit at the time of day you will actually be there. A PG that looks quiet at noon can be loud at night, and the water pressure in the morning rush tells you more than a tour in the afternoon.

Ask exactly what the deposit covers

Ask how much the deposit is, what it is held against, and when it is returned. Then ask what can be deducted from it. Damage, unpaid rent, electricity beyond a limit and cleaning charges are common deductions. You want to hear these in plain words before you pay, and not discover them when you leave.

Also ask whether the deposit is refundable in full if you leave within the first few weeks. Some places treat the first month differently, and it is much better to know that now.

Get the notice period and refund timeline in writing

Two questions matter more than any others. How much notice do you have to give before leaving, and how many days after you vacate will the deposit reach you? Ask for both answers in writing, even if it is a message on WhatsApp from the owner or manager. A spoken promise is hard to point to later.

If the notice period is longer than you are comfortable with, say so now. If your internship or lease might end early, this is the moment to raise it, and not the week before you leave.

Pay in a way that leaves a record

Prefer a bank transfer or UPI to the owner's account over cash. Ask for a receipt that states the amount, the date, your name, the room and what the payment is for, whether it is the deposit or the first month's rent. If you do pay in cash, insist on a signed receipt. Keep screenshots of every payment and every message about money.

Be careful if you are asked to pay a large amount to a personal account that does not match the name of the PG or the person you met. Ask who the account belongs to and confirm it with the owner in person.

Read the rules and the agreement

Many PGs have house rules about visitors, curfew, food timings and noise. Read them before you pay, because breaking them is sometimes a reason for deductions or even for being asked to leave. If there is a written agreement, read all of it, including the small print on notice, deductions and what happens if the PG changes its rules.

If there is no agreement at all, ask for the key terms in a message that the owner replies to. It is not the same as a full contract, but it is much better than nothing.

Check the basics that cost you money later

Ask whether electricity, water, Wi-Fi, laundry and food are included in the rent or charged separately. Ask how meter readings are taken if electricity is billed by use. These small charges add up, and unclear billing is one of the most common reasons for arguments at the end of a stay.

Ask what happens if the AC, geyser or Wi-Fi stops working, and who you contact. A clear answer usually means a better run place.

Before you pay, take a moment

Do not let anyone rush you with a line like "only one bed left, pay now". A genuine PG will give you a day to think. Talk to a current resident if you can, since they will tell you how the place really runs and how deposits were handled when others left.

If everything checks out, pay, take your receipt and note the date you moved in. When it is time to leave, give notice in writing, photograph the room on the day you hand it back, and follow up on the refund date you were promised.
